RENTAL AGREEMENT
COVETED HOSPITALITY SHORT-TERM RENTAL AGREEMENT & LIABILITY WAIVER
This Short-Term Rental Agreement (the “Agreement”) is made and entered into by and between Coveted Hospitality (“Host”) and {{guest_full_name}} (“Guest”), effective as of the date of signature. This Agreement governs the short-term rental of the property located at {{listing_street}} (the “Premises”) and sets forth the terms, rules, policies, waivers, and conditions applicable to the Guest’s stay. By booking and signing this Agreement, the Guest agrees to comply with all terms outlined herein.
- PREMISES & OCCUPANCY
- The Premises is a privately owned short-term rental property offered by Host.
- Maximum occupancy is {{listing_max_occupancy}} persons (including children). Exceeding this without approval will result in immediate termination and a $500 fine per person per night.
- Guest is solely responsible for any individuals they allow on the Premises (“Rental Party”).
- RENTAL TERM
- Check-in: 4:00PM on {{check_in_date}}
- Checkout: 10: 00AM on {{check_out_date}}
- Late checkout is subject to approval and a minimum $250 penalty.
- Failure to vacate may result in trespassing charges and additional penalties for disrupting cleaning schedules.
- PAYMENT & FEES
- Full payment is due immediately upon booking.
- Security Deposit/Damage Waiver
- Airbnb: Optional $5/night non-refundable Damage Waiver available during pre-check-in. Covers minor accidental damage. If not selected, guests are responsible for any damage beyond normal use.
- Booking.com / VRBO / Blueground / Coveted Hospitality Direct Booking / All Other OTA’s: A $500 refundable deposit is required before check-in. Guests may instead opt for our recommended $25/night non-refundable Damage Waiver during pre-check-in, which covers minor accidental damage.
- Early Check-In & Late Checkout
- Based on availability only.
- $35 for 1 hour early/late; $49 for 2 hours early/late.
- Mid-Stay Cleaning
- Optional $150 cleaning reset for extended stays.
- Includes new linens, surface cleaning, and trash removal.
- SECURITY DEPOSIT POLICY
- Released within 7 days after checkout if no deductions are necessary.
- All damages, fines, unauthorized guests, unreported pets, excessive utility usage, or additional cleaning fees will be charged or deducted at the sole discretion of Coveted Hospitality, whose decision shall be final and binding.
- PET POLICY
- We welcome up to two (2) pets, each under 35 lbs. Any pets over the weight limit or more than two must be approved by management prior to booking.
- $49 per pet for 1–6 nights is charged through the booking platform.
- Additional fees apply for longer stays and are collected separately:
- 7–13 nights: +$25 (1 pet), +$49 (2 pets)
- 14–27 nights: +$49 (1 pet), +$95 (2 pets)
- 28+ nights: +$149 (1 pet), +$295 (2 pets)
- For pets over 35lbs, a one-time $49 large pet fee applies for one pet, and $95 for two larger pets.
- Undisclosed pets may result in a $500+ fee or cancellation.
- AGE REQUIREMENT
- Primary Guest must be 21+. Guests aged 18–20 may book with Host approval and are subject to an under-21 surcharge.
- Valid government-issued ID, selfie, and pre-check-in verification required for all guests.
- IDENTITY VERIFICATION
- Photo ID and selfie must be submitted via secure verification portal.
- All staying guests must submit their IDs.
- Failure to comply will result in immediate cancellation without refund.
8. NOISE POLICY
- Quiet hours are strictly enforced from 8:00 PM to 8:00 AM
- Keep all noise to a minimum, including conversations, TV, music, and other activities
- Bluetooth speakers, sound systems, and amplified music are prohibited at all times in the unit, hallways, and outdoor areas
- This property is equipped with Minut noise monitoring devices and exterior security cameras
- If noise exceeds 80 decibels for 10+ consecutive minutes, guests will be:
- Fined $2,500
- Immediately removed from the property
- Reservation canceled without refund
- POOL RULES & AMENITIES
- Use at your own risk; no lifeguard on duty.
- No diving, glass containers, running, or rough play.
- Children must be supervised at all times.
- Hours and access are subject to change.
- SMOKING & DEVICE TAMPERING
- Smoking is strictly prohibited anywhere on the property, including:
- Inside the unit
- On balconies or patios
- In shared or public areas
- Smoke detectors are active and monitored
- If a detector is tampered with, disabled, or triggered due to smoking, guests will be:
- Fined $2,500
- Immediately removed from the property
- Reservation canceled without refund
- Tampering with any devices — including smoke detectors, Wi-Fi routers, noise monitors, or security equipment — is strictly prohibited
- SUBLETTING & UNAUTHORIZED GUESTS
- Subletting or transferring the lease is strictly prohibited.
- Unauthorized guests will incur a $500 fine per person per night and may result in immediate eviction.
- USE OF PREMISES
- For residential use only; no business activities permitted.
- Illegal activity, commercial photography, filming, or solicitation prohibited.
- Creating unsanitary conditions or moving furniture is not allowed.
- PARKING POLICY
- Parking limited to designated spaces only.
- No RVs, boats, trailers, oversized trucks, or commercial vehicles.
- Unauthorized vehicles are subject to towing at owner’s expense.
- Guest assumes all risk for parked vehicles and personal items therein.
- TRASH DISPOSAL POLICY
- Guests are responsible for disposing of all trash and recycling
- Use the designated dumpsters as noted in the House Manual (available in the Guest Portal)
- Do not leave trash outside the unit, including:
- Doorways
- Balconies
- Patios
- Exterior areas are monitored via Ring cameras
- Violation of this policy will result in a $500 fine
- IMMEDIATE TURNOVER POLICY
- Guests must follow all checkout procedures.
- Delayed checkouts disrupt operations and will be fined $250+.
- Any items left behind will be considered abandoned after 14 days.
- ONE-STRIKE POLICY
- We enforce a strict zero-tolerance, one-strike policy — no warnings will be issued
- Immediate eviction and non-refundable cancellation will occur if you violate any core rule, including:
- Unauthorized guests
- Excessive noise
- Smoking
- Tampering with devices
- Disruptive or unsafe behavior
- This policy protects the safety, comfort, and property of our guests, neighbors, and team
- SECURITY DISPATCH POLICY
- Each security response = $350 charge.
- Security may be called for any violation of rules, refusal to vacate, or disturbances.
- Host may remove Guest at any time without refund if safety is threatened.
- RIGHT OF ENTRY
- Host may enter Premises for maintenance, inspection, or emergencies with notice.
- Emergencies allow immediate entry without notice.
- MAINTENANCE & REPAIRS
- Report any issues immediately.
- Guest may be charged for unreported or negligent damage.
- Host is responsible for resolving major mechanical or plumbing issues.
- LOST OR STOLEN ITEMS
- Host is not responsible for lost, stolen, or damaged belongings.
- Guest must cover costs to return items, if requested.
- PERSONAL PROPERTY WAIVER
- Guest’s personal property is not covered by Host insurance.
- Guest is encouraged to secure renters or travel insurance if desired.
- WIFI & UTILITIES
- Included in rental fee for normal use only.
- Excessive or abusive use may incur overage fees.
- Illegal online activity will be reported and may result in eviction.
- NO MAIL OR PACKAGE DELIVERY
- No mail or packages may be delivered to the property.
- Use local delivery lockers (e.g., Amazon Lockers, USPS Hold for Pickup).
- FURNITURE & BUNK BED LIABILITY
- Guest accepts all liability for use of furniture and bunk beds.
- Host is not responsible for any injuries related to furniture use.
- GOOD NEIGHBOR POLICY
- Be respectful of neighbors and property.
- Host reserves the right to terminate stay without refund for disrespectful or disruptive behavior.
- DATA PRIVACY & SECURITY
- Guest information is protected with encryption and secure systems.
- Guest agrees to hold Host harmless in the event of a data breach not caused by negligence.
- INDEMNIFICATION & ASSUMPTION OF RISK
- Guest assumes all risks and agrees to indemnify Host, Owner, and affiliates against injury, death, loss, or damages.
- Use of pool, gym, and amenities is voluntary and at Guest’s own risk.
- GOVERNING LAW & DISPUTES
- Governed by laws of the jurisdiction where Premises is located.
- Any disputes will be resolved in local court.
- Prevailing party entitled to attorney’s fees and court costs.
- ENTIRE AGREEMENT
- This Agreement, along with listed house rules and reservation policies, constitutes the entire agreement.
- No verbal representations or changes are valid unless in writing and signed by both parties.
